Certainly, you might feel that decorating gives your home a warm and inviting atmosphere, and you hope any prospective buyers will feel the same when they see the charm you have added for the season. However, there are certain guidelines you should follow for creating just enough holiday spirit without distracting potential buyers from the important features in your home.

If you have lived in your home for a long time, you likely have boxes upon boxes of decorations. It is not necessary that you display all of them. In fact, simplicity and staging are the key words. - Keep control of holiday clutter and regularly clean your home to keep it fresh and comfortable.
- Take advantage of holiday scents, such as candles or oils, to fill your home with enticing fragrances.
- Brighten your home by replacing bulbs and turning on all the lights for showings or open houses since this time of year is typically darker.
- Simple outdoor lights can make your home glow, but remember to clear debris and keep things neat for maximum curb appeal.
- Make sure your decorations do not create a safety hazard for potential buyers.
Even though your home is up for sale, you want to enjoy the holidays too. By all means, you should put up a tree, hang some garland or string some lights. However, tone it down this year and focus on accentuating the permanent features that will really sell your home.
